If you walk Sinatra Drive on a Saturday morning, you have probably noticed the walkway feels finished. Pavers are back where the barricades used to be. Benches are bolted down. There is a bulkhead under your feet that did not exist in this condition a year ago. It would be reasonable to assume the long saga of Hoboken's central waterfront is over.
It is not. What reopened in March is scaffolding for the next several years of construction, not the last chapter of a story that has already run longer than most residents realize.
What Actually Reopened, and What It Took
The stretch of walkway and roadway that reopened on March 6, 2026 replaced roughly 777 linear feet of bulkhead beneath Sinatra Drive, most of it wood dating to the early 1900s. A sinkhole opened along that corridor in June 2024, and the eastern lane closed to traffic the following April while engineers investigated how far the erosion had spread. The barricades stayed up for close to eleven months.
What came back in March was more than a patched hole. The city's announcement describes restored promenade pavers, reinstalled railings, ADA accessibility upgrades, new benches, drinking fountains, and footings for 37 pedestrian lights that were installed by the end of April. Mayor Emily Jabbour called it one of Hoboken's greatest public assets in the release announcing the work.
That is a real and useful upgrade for anyone who runs, bikes, or pushes a stroller along the water. It is also not the end of the project.
The Reopening Was Staging, Not a Finish Line
Here is the part that gets lost in the good news. The same press release that announced the walkway reopening also described the new multi-use path along Sinatra Drive as construction staging, specifically built to support the next phase of work at the former Union Dry Dock site two blocks north. Sinatra Drive is still restricted to northbound traffic only, and there is no published date for when two-way traffic returns.
That next phase is Maritime Park, an 8.7-acre park at 901 Sinatra Drive that broke ground on December 10, 2025. The design, led by Dattner Architects and SCAPE after a ten-month community process, calls for a skatepark, a living shoreline of marshes and tide pools, a learning pier, a rooftop observation deck, and a walkway extension that finally connects this stretch to the rest of Hoboken's shoreline. The skatepark's features, a six-foot half pipe pocket, a three-to-four-foot flow bowl, a Euro-gap, and a four-stair with handrail among them, were chosen with input from more than 150 skateboarders during the design process.
Phase 1 is funded through a $15 million city bond, a $1 million allocation from the state's fiscal year 2026 budget, and $500,000 from the Hudson County Open Space Trust Fund. According to the Fund for a Better Waterfront, the advocacy group that has tracked this stretch of shoreline since 1990, construction is expected to finish by fall 2027.
That timeline matters because this site has a track record of missing them. The FBW's own history notes that the Sinatra Drive project first launched twelve years ago under then-Mayor Dawn Zimmer and stalled before design was even complete. The Union Dry Dock parcel itself spent years as a flashpoint: NY Waterway bought it in 2017 with plans for a ferry refueling and maintenance facility, residents organized marches and waterfront demonstrations to fight it, and the city did not finalize a deal to acquire the property until 2022. The site's maritime history runs even deeper than that fight. Henry Hudson anchored the Half Moon in the cove in 1609, and by 1888 it had become a major ship-repair yard under Tietjen and Lang, later operated as Todd Shipyards until 1965.
None of that is a reason to expect delay this time. It is a reason to treat "reopened" as one milestone in a longer project rather than the whole story.

The Dog Walk You Assumed Got Easier
A reopened waterfront sounds like good news for anyone whose daily routine includes a dog. In practice, the rules on this corridor have not loosened. Dogs are permitted on the paved sections of the walkway on a leash no longer than six feet, but they are not allowed on the grass, in the Sinatra Park amphitheater, or inside the Pier A interior walkway. The actual dog runs residents rely on, Elysian Park and Stevens Park, sit inland, not on the water.
If your routine has been waiting for the walkway to reopen before you switch to a waterfront loop with your dog, the upgrade does not change much. The paved path is nicer to walk. The leash rule and the grass restriction are the same as they were before construction started.
What's Actually Open Right Now
Two seasonal programs on this stretch of waterfront are worth knowing the real status of, because the calendar has already moved past parts of it.
Pier 13, the seasonal beer garden at 1301 Sinatra Drive North, opened for the year on May 1 with eleven new food trucks and a run of FIFA watch parties added to its usual live music and skyline views. It typically runs through October, so there is still time on the calendar, but not a lot of it.
Hoboken's Movies Under the Stars series, by contrast, already wrapped for the season. The five-film run at ResilienCity Park and Pier A Park started June 24 with The Birdcage and closed July 29 with Hamilton, with rain dates on August 8 and 12 covering any weather makeups. If you were planning your week around catching one of those screenings, that window has closed.
Fitness in the Park has not. The city's Summer Fun schedule put the free outdoor class series on a run from June 8 through August 26, which means as of this week there are only a few sessions left before it ends for the year.
Planning the Next Year Along the Water
The practical takeaway is not to wait for a finished waterfront before you build it into your routine. Use the walkway as it exists now, with the understanding that the northbound-only configuration on Sinatra Drive is likely to hold through most of the Maritime Park build. Watch for city updates as fall 2027 approaches rather than assuming a spring completion the way early coverage of the groundbreaking implied. If dogs are part of your daily loop, keep routing them to Elysian or Stevens Park rather than expecting the reopened promenade to double as a run. And if a waterfront evening is on your list this year, Pier 13 still has real time left on its season; the movie series does not.
None of this makes the March reopening less real. It restored a stretch of shoreline that had been fenced off for the better part of a year, and it did it with better lighting, better accessibility, and a stronger bulkhead than what was there before the sinkhole. What it did not do is close the book on this corridor. The next chapter is already under construction two blocks north, and it runs for at least another year.
